Monitoring progress on site
This is notoriously difficult, since no property, site or design is ever the same. In this regard our experience of working with good builders and finding a way through difficult problems is invaluable. Under the building contract we would normally assume the role of Contract Administrator, allowing us to carefully control the progress of your project by working closely with builders and contractors.
Monitoring costs
Throughout the project we will aim to update and advise you on issues of cost. At the initial inception stage we can provide you with an approximate cost based on the scope of your project. We will continue monitoring this through the construction phase – although a firm price contract will normally have been established by this time, it still needs constant review due to any unforeseen work or additional items etc .
Monitoring programme
Very often the programme on a project can slip due to poor communication between the parties involved, or the builder simply being elsewhere!. Bearing in mind the wishes and needs of the client, we will ensure that everyone is working to the same timescales and that the project keeps on schedule, thus avoiding unnecessary dragging out of construction work.
Completion
Practical Completion is the term used in the Construction Industry, for when the Project is ready to be handed back to the Client. Through the above monitoring roles and whilst working as the Contract Administrator, we are able to take the Project through the formal Hand Over process. This allows you to enjoy your property at the earliest convenience.
