I am an experienced Chartered Building Surveyor located in South Oxfordshire, offering house buying  and landlord surveys together with rebuilding costs  and energy efficiency guidance. These will help you by highlighting issues in the current condition of the property which could affect your home purchase decision.

 

I am a member of the Royal Institution of Chartered Surveyors (RICS) having qualified as a Building Surveyor in 1989. My qualifications also include Passivhaus design, helping to improve energy efficiency in buildings.

Do you need a residential survey?

If you are buying a house and need a report on its condition there are two types I can provide:

  • RICS regulated Level 2 (formerly known as house buyers' reports). This is suitable for the majority of modern (post 1930’s) properties.

  • RICS regulated Level 3 (formerly known as structural or building surveys). These allow more detailed investigation and are often better suited to older (pre-1930’s) properties.

Cost range from £600 No VAT Applicable

Are you a landlord and need a survey?

Do you rent a property and need to bring your property up to local authority requirements?

In 2022 Oxford City Council launched a landlord accreditation scheme, which requires landlords to confirm their properties meet minimum standards. I have assisted many landlords and their agents in achieving this accreditation by undertaking specialist surveys and reporting on their properties.

Cost range from £400 No VAT applicable

What is the process from agreeing the survey to receiving the report?

  • I work with estate agents selling the property, to arrange an inspection date, access, and to collect and return keys. This process usually takes about 1-2 weeks to complete.

  • A typical survey inspection takes about 3-5 hours at the property including taking detailed photos.

  • I am happy to discuss any issues or concerns you have might have that arise from my report.

Need to insure your house and get

a rebuild cost?

Most insurers require a rebuilding cost for your property. Importantly this is not the market value of the property. It is the cost of rebuilding the property should it burn down or need to be rebuilt because of major structural issues.

I assess the construction, access, location and size of the property, to provide you with a realistic rebuilding cost.

Looking to reduce your energy bills?

Given the increasing cost of energy it is important to reduce bills and lower carbon emissions. I can provide a five-point report on reducing bills including how to prevent condensation and mould.

The five points are:

1. Energy supplies and solutions

2. Typical occupation and use of property

3. Heating appliances age and efficiency

4. Insulation

5. General airtightness / draught issues

My experience

I have been an accredited member of RICS (the professional association for surveyors) for over 25 years. I have extensive experience in both private and public sectors, surveying properties for purchasers, undertaking defect surveys, and managing building projects. I have experience in energy saving projects, having advised the University of Oxford on this for over five years.

Local

I undertake work in all Oxfordshire post codes. Having operated in Oxfordshire for the past 40 years I know the local geography, and have a good understanding of new developments in the area. I am familiar with the various types of local properties and issues, all of which help provide a good perspective.

I am happy to have an initial discussion with you to determine which type of report will best suit your needs. I differ from larger firms in that you will be able to speak directly with me about any concerns before you decide to commission a survey.

I will highlight any issues that arise from a survey, providing helpful perspective on the findings, and their severity ensuring that you can make an informed decision.

 

Beyond the survey I can help put you in touch with an array of local trades and can help with project management of work if needed.

 

Currently my prices are not subject to VAT - and therefore my fees are typically lower than those charged by other local, or larger firms.
